Encantada at Boca Pointe: Why It Prices Differently
This website is independently operated by Jared BeRossy of The BeRossy Group at Compass and is not affiliated with, sponsored by, or endorsed by the original developer(s), the Encantada homeowners’ association, or the Boca Pointe master association.
Encantada sits inside Boca Pointe, but it’s a very different product from much of the community around it.
One gate, many neighborhoods
Boca Pointe is made up of many separately built villages — condos, villas, and single-family homes from different eras. A Boca Pointe-wide average price blends all of them.
What sets Encantada apart
- About 127–128 estate homes (sources differ)
- Built roughly 1985–1995
- Larger lots, with many homes backing onto lakes or waterways
- Cul-de-sac streets including Montrico Drive, Milano Court, and Savona Court
What moves price here
- Water frontage — the type of water view matters.
- Lot and street — cul-de-sac lots read differently.
- Renovation level — an original-condition home is not a fair comparison to a fully updated one.
- Few sales — with so few homes, a handful of sales can swing averages. Use specific comparable sales, not a community average.
Club membership
Membership in The Club at Boca Pointe is optional. Ask about current costs if you plan to join.
